Are home warranties important? I receive this question all the time from many would-be homeowners. To answer it, I invited Megan Sander with Fidelity National Home Warranty to share her expert knowledge on this topic.
Home warranties are traditionally paid for at closing and cover the buyer during the first 12 months of ownership. However, you can get coverage for homes at any time, and if you’re interested in doing so, reach out to Megan to ask about the process. Megan further explains that people typically live in the house differently than the previous homeowner. For example, if you bought the property from a single guy, and you have a family with kids and a dog, your systems and appliances will wear down much faster since you’ll be using them more. Sometimes unexpected repairs can be costly, and in this inflationary period, our budgets are tighter. A home warranty helps offset the costs of these repairs.
At The Rivers Team, we try to have the seller pay for the home warranty upfront. Then, the buyer can renew it in the future if they want. In most cases, a 3,500-square-foot home would cost at least $550, and you’ll have to pay $85 when you contact the warranty company. The home warranty fees cost a lot less than having to replace or repair your systems without insurance.
